Hur framtiden ser ut \u00e4r f\u00f6rst\u00e5s sv\u00e5rare att sia om.<\/p>\n<p>Talar f\u00f6r v\u00e4rdestegring<br \/>\nDet som talar f\u00f6r en fortsatt god v\u00e4rdestegring \u00e4r att Nordeuropas befolkning s\u00f6ker ett mildare klimat att \u00e5ldras i. \u00c4ven yngre s\u00f6ker lyckan h\u00e4r och den spanska ekonomin v\u00e4xer rej\u00e4lt. Visserligen beror detta till stor del p\u00e5 byggboomen.<br \/>\nI Spanien f\u00e4rdigst\u00e4lldes 800.000 bost\u00e4der under 2005, vilket \u00e4r fler \u00e4n i Tyskland, Frankrike och Italien tillsammans. Dock har ig\u00e5ngs\u00e4ttningen av nya l\u00e4genheter mattats p\u00e5 just Costa del Sol.<br \/>\nDet l\u00e5ga r\u00e4ntel\u00e4get bidrar till att det \u00e4r relativt billigt att \u00e4ga och investera i fastigheter med l\u00e5nade medel.<\/p>\n<p>Talar f\u00f6r l\u00e5g v\u00e4rde\u00f6kning<br \/>\nDet som talar f\u00f6r en l\u00e4gre v\u00e4rde\u00f6kning \u00e4r att prisniv\u00e5n kan ha n\u00e5tt sm\u00e4rtgr\u00e4nsen, varf\u00f6r k\u00f6parna inte \u00e4r lika ivriga l\u00e4ngre. F\u00f6r oss svenskar har det \u00e4ven b\u00f6rjat bli dyrt att leva i Spanien, vilket kan verka avkylande p\u00e5 intresset att ha just Spanien som sitt andrahem.<br \/>\nNu ska vi f\u00f6rst\u00e5s inte \u00f6verskatta v\u00e5rt inflytande p\u00e5 prisniv\u00e5n. Vi utg\u00f6r en marginell del av dem som k\u00f6per i Spanien. F\u00f6r n\u00e4rvarande \u00e4r det britter och irl\u00e4ndare som utg\u00f6r de stora utl\u00e4ndska k\u00f6pargrupperna. Dock st\u00e5r vi \u201dutl\u00e4nningar\u201d bara f\u00f6r ca 1\/6-del av samtliga k\u00f6p i Spanien, resterande k\u00f6ps av spanjorer. L\u00e4ngs kusterna \u00e4r f\u00f6rst\u00e5s proportionerna annorlunda.<\/p>\n<p>Tre miljoner tomma bost\u00e4der<br \/>\nSkatterna p\u00e5 fastighets\u00e4gandet ska stramas \u00e5t under 2006, \u00e4r det sagt. Om det blir s\u00e5 kan en del tycka att kalkylen f\u00f6rs\u00e4mras och d\u00e4rmed s\u00e4lja sin &#8221;investering&#8221;.<br \/>\nDet st\u00e5r f\u00f6r n\u00e4rvarande tre miljoner tomma l\u00e4genheter i Spanien. M\u00e5nga \u00e4r k\u00f6pta i spekulationssyfte eller som en framtida trygg investering som ska ge ett inflationsskyddat inkomsttillskott till de vanligtvis l\u00e5ga pensionerna.<br \/>\nOrsaken till att m\u00e5nga investerare inte vill hyra ut sina objekt \u00e4r att man f\u00e5r ett mycket b\u00e4ttre pris p\u00e5 en helt ny och oanv\u00e4nd l\u00e4genhet n\u00e4r man s\u00e4ljer den. Skulle dessa investerare tappa tron p\u00e5 den framtida v\u00e4rdestegringen, kommer detta givetvis att pressa ner priserna. Dock vittnar det stora antalet tomma l\u00e4genheter om att investerarna \u00e4r mycket uth\u00e5lliga.<\/p>\n<p>Vi g\u00f6r en l\u00f6nsamhetskalkyl<br \/>\nN\u00e4r man g\u00f6r en l\u00f6nsamhetskalkyl f\u00f6r en l\u00e4genhetsinvestering kan man \u00e5tminstone luta sig mot n\u00e5gra h\u00e5rda fakta.<br \/>\nTransaktionskostnaden (lagfart etc.) i samband med k\u00f6pet brukar sluta p\u00e5 11 procent av k\u00f6peskillingen, m\u00e4klararvodet i samband med f\u00f6rs\u00e4ljningen, 5 procent samt framtida \u00e5rliga skatter inkl. administration cirka 1,5 procent av k\u00f6peskillingen.<br \/>\n\u00c5rlig avgift (comunidad) till \u00e4garf\u00f6reningen f\u00f6r gemensamma ytor, 0,7 procent. R\u00e4nta p\u00e5 l\u00e5n eller avkastningskrav p\u00e5 det kapital man investerar, 4 procent. Alternativet f\u00f6r att k\u00f6pa en l\u00e4genhet \u00e4r ju att k\u00f6pa exempelvis aktier eller obligationer f\u00f6r pengarna och d\u00e5 b\u00f6r man f\u00e5 minst 4 procent.<\/p>\n<p>Minst 9,8 procent<br \/>\nVi g\u00f6r en kalkyl p\u00e5 en tom, om\u00f6blerad l\u00e4genhet. I detta exempel har vi bortsett fr\u00e5n eventuella svenska skattekostnader. I exemplet siktar vi p\u00e5 att s\u00e4lja l\u00e4genheten inom fem \u00e5r. K\u00f6peskilling 300.000 \u20ac eller 333.000 \u20ac efter samtliga k\u00f6pekostnader. Vi antar v\u00e4rdetillv\u00e4xten till x % per \u00e5r.<br \/>\n300.000(11%+5%)+5\u00e5r*300.000(1,5%+0,7%)+5 \u00e5r*333.000*4%=5\u00e5r* 300.000 *x%;  x=9,8%.<br \/>\nF\u00f6r att investeringen skall ge vinst b\u00f6r pris\u00f6kningen med andra ord vara minst 9,8 procent per \u00e5r, allts\u00e5 n\u00e4stan lika h\u00f6g som det senaste \u00e5rets v\u00e4rde\u00f6kning. Vill man vara riktigt l\u00e5ngsiktig och planera p\u00e5 tio \u00e5r ligger breakeven p\u00e5 8,2 procent.<\/p>\n<p>G\u00f6r en egen kalkyl<br \/>\nP\u00e5 detta s\u00e4tt kan man s\u00e4tta in egna v\u00e4rden i formeln, som i och f\u00f6r sig inte \u00e4r n\u00e5gon exakt vetenskap.<br \/>\nHyr man ut l\u00e4genheten f\u00e5r man en viss kostnadst\u00e4ckning. Nu h\u00e5ller regeringen p\u00e5 med en lag som ska tvinga \u00e4gare av l\u00e4genheter, som man inte \u00e4r skriven p\u00e5, att hyra ut dessa till beh\u00f6vande.<br \/>\nHyran blir f\u00f6rst\u00e5s inte s\u00e5 h\u00f6g men staten planerar att kompensera uthyraren med en mindre summa.<\/p>\n<p>Svarta pengar<br \/>\nSom vanligt i Spanien finns det kryph\u00e5l som kan v\u00e4ssa kalkylen. Ett s\u00e4tt \u00e4r att k\u00f6pa l\u00e4genheten helt vitt av byggm\u00e4staren och sedan s\u00e4lja den f\u00f6r 80 procent vitt och resterande 20 procent svart. Det betyder att man endast uppger 80 procent av f\u00f6rs\u00e4ljningsbeloppet i lagfarten. P\u00e5 s\u00e5 s\u00e4tt kan s\u00e4ljaren reducera sin realisationsvinstskatt, vilken f\u00f6r icke residenta \u00e4r 35 procent.<br \/>\nOrsaken till att k\u00f6paren g\u00e5r med p\u00e5 detta, som f\u00f6rst\u00e5s \u00e4r olagligt, \u00e4r att lagfartskostnaden ber\u00e4knas p\u00e5 det officiella lagfartsv\u00e4rdet, samt att de \u00e5rliga skatterna i viss m\u00e5n kan grundas p\u00e5 den officiella k\u00f6peskillingen.<\/p>\n<p>Experternas sp\u00e5dom<br \/>\nDe som v\u00e5gar sig p\u00e5 en gissning om den framtida v\u00e4rdetillv\u00e4xten hamnar p\u00e5 3-6 procent f\u00f6r 2006. Det finns ett gammalt tales\u00e4tt i Spanien att fastigheter aldrig sjunker i pris.<br \/>\nJag tror det \u00e4r d\u00e4rf\u00f6r som m\u00e5nga s\u00e4ljare s\u00e5 ih\u00e4rdigt h\u00e5ller uppe priserna och i st\u00e4llet v\u00e4ntar med att s\u00e4lja tills att den \u201dr\u00e4tte\u201d k\u00f6paren kommer och accepterar det h\u00f6ga salupriset eller ett bud strax d\u00e4runder.<br \/>\nTill skillnad mot i Sverige v\u00e4ntar man g\u00e4rna 1-3 \u00e5r innan detta intr\u00e4ffar. Detta skapar givetvis en stor tr\u00f6ghet i sv\u00e4ngningarna ner\u00e5t av prisniv\u00e5n. I Sverige skulle priset s\u00e4nkas direkt om s\u00e4ljaren inte lyckas s\u00e4lja inom n\u00e5gra m\u00e5nader.<br \/>\nSumman av ovanst\u00e5ende \u00e4r som vanligt att man sj\u00e4lv tvingas g\u00f6ra sin egen gissning om den framtida pris\u00f6kningen. <\/p>\n","protected":false},"excerpt":{"rendered":"<p>M\u00e5nga talar om att investera i hus eller l\u00e4genhet h\u00e4r i Spanien.
