Och vad tror ni om framtiden?\u201d kan nog vara de vanligaste fr\u00e5gorna vi f\u00e5r fr\u00e5n v\u00e5ra kunder och fr\u00e5n folk \u00f6verlag.<\/strong><\/p>\n<p><strong>Av Lisa Pettersson, \u00c5sa Pettersson Real Estate<\/strong><\/p>\n<p>Vi skulle \u00f6nska att vi hade den d\u00e4r magiska kristallkulan f\u00f6r att kunna se in i framtiden och ge ett glasklart svar. Ist\u00e4llet blir svaret en blandning av vad vi vet och v\u00e5r magk\u00e4nsla.<\/p>\n<p>Om det \u00e4r n\u00e5got vi kan sl\u00e5 fast efter s\u00e5 m\u00e5nga \u00e5r i m\u00e4klarbranschen p\u00e5 Solkusten i Spanien s\u00e5 \u00e4r det att marknaden g\u00e5r upp och den g\u00e5r ner men p\u00e5 l\u00e5ng sikt stiger \u00e4nd\u00e5 priserna. Under sommaren har flera experter uttalat sig om att priserna till och med kommit upp till de priser som var innan krisen 2008.<\/p>\n<p>De stora kriserna var ju dels i b\u00f6rjan p\u00e5 90-talet och krisen 2008 minns vi alla. I b\u00f6rjan av 2000-talet hade vi kontoret p\u00e5 Avenida Los Boliches i Fuengirola och kunde d\u00e5 r\u00e4kna till ett 20-tal m\u00e4klare p\u00e5 samma lilla gata. Tyv\u00e4rr fick m\u00e5nga av dem sl\u00e5 igen sina lokaler d\u00e5 men i takt med att marknaden b\u00f6rjade r\u00f6ra p\u00e5 sig igen s\u00e5 \u00f6ppnade eller ny\u00f6ppnade m\u00e5nga. F\u00f6r drygt tv\u00e5 \u00e5r sedan kom ju sedan n\u00e4sta stora kris, denna g\u00e5ng av ett helt annat slag d\u00e5 Corona-viruset lamslog hela v\u00e4rlden. Olika l\u00e4nder tacklade detta p\u00e5 olika s\u00e4tt men h\u00e4r i Spanien var det strikt karant\u00e4n hemma som g\u00e4llde under v\u00e5ren 2020. D\u00e5 trodde vi att marknaden skulle st\u00f6rtdyka och v\u00e5ra s\u00e4ljare skulle ringa i panik och vilja s\u00e4lja sina bost\u00e4der men ist\u00e4llet valde de allra flesta, b\u00e5de s\u00e4ljare och k\u00f6pare att sitta lugnt i b\u00e5ten.<\/p>\n<p>Skillnaden mellan 2008 d\u00e5 m\u00e5nga tvingades s\u00e4lja p\u00e5 grund av att de blivit av med sina jobb s\u00e5 gick spanska regeringen 2020 in med permissionsst\u00f6d vilket r\u00e4ddade m\u00e5nga spanska hush\u00e5ll. H\u00f6sten 2021 n\u00e4r de flesta hade f\u00e5tt sina sprutor och b\u00f6rjade vilja och kunna resa igen s\u00e5 m\u00e4rkte vi en starkt \u00f6kad efterfr\u00e5ga p\u00e5 bost\u00e4der h\u00e4r p\u00e5 kusten. Sedan skakade v\u00e4rlden igen i februari 2022 d\u00e5 Ryssland gick in i Ukraina. D\u00e5 fick vi flera samtal fr\u00e5n oroliga kunder som undrade hur detta skulle p\u00e5verka marknaden. Det resulterade i n\u00e5gra lugna veckor men sedan kom ruljangsen ig\u00e5ng igen. Enligt de senaste rapporterna har det senaste \u00e5rets prisstegring mattats av n\u00e5got. Vi m\u00e4rker dock ingen avmattning p\u00e5 efterfr\u00e5gan och det \u00e4r nu ist\u00e4llet brist p\u00e5 bra objekt.<\/p>\n<h2>S\u00e5 hur ser marknaden ut?<\/h2>\n<p>Inflation och h\u00f6jda r\u00e4ntor \u00e4r numera ett faktum. Men ett faktum \u00e4r ocks\u00e5 att spanska sydkusten har fler soltimmar och ett behagligare klimat \u00e4n Skandinavien och norra Europa. Med andra ord \u00e4r det fortsatt m\u00e5nga som s\u00f6ker boende p\u00e5 kusten, antingen f\u00f6r att flytta ner permanent eller f\u00f6r att ha ett semesterboende. Vi pratar ofta om utl\u00e4ndska k\u00f6pare men vi ska inte gl\u00f6mma den inhemska marknaden. Kusten \u00e4r ocks\u00e5 semesterort f\u00f6r otroligt m\u00e5nga spanjorer fr\u00e5n inlandet som s\u00f6ker bostad f\u00f6r att spendera l\u00e5nghelger och semestrar.<\/p>\n<p>Den d\u00e4r ber\u00f6mda kristallkulan saknar vi som sagt men om vi d\u00e5 ist\u00e4llet ska lita p\u00e5 v\u00e5r erfarenhet och magk\u00e4nsla s\u00e5 ser vi ljust p\u00e5 framtiden. Och skulle marknaden g\u00e5 ner s\u00e5 v\u00e5gar vi lita p\u00e5 att den tids nog g\u00e5r upp igen.
