Svenskfavoriten Spanien utg\u00f6r ett av f\u00e5 undantag.<\/strong><\/p>\n<p><strong>I Spanien kl\u00e4ttrade bostadspriserna hela 8,8 procent under 2022. Och uppg\u00e5ngen h\u00f6ll i sig \u00e5ret ut. I fj\u00e4rde kvartalet blev lyftet 2,5 procent.<\/strong><\/p>\n<p>Spanien g\u00e5r emot den globala trenden med sjunkande bostadspriser. Det visar nya siffror fr\u00e5n v\u00e4rderingsinstitutet Tinsa som Bjurfors Utland h\u00e4nvisar till i ett <a href=\"https:\/\/www.bjurfors.se\/sv\/om-oss\/press\/#\/pressreleases\/spanska-bopriser-emot-trenden-3226149\">pressmeddelande.<\/a><\/p>\n<p>F\u00f6rklaringen till att Spanien g\u00e5r mot str\u00f6mmen \u00e4r stark utl\u00e4ndsk efterfr\u00e5gan. Enligt inskrivningsmyndigheten Registradores gjordes rekordm\u00e5nga utl\u00e4ndska bostadsk\u00f6p f\u00f6rra \u00e5ret.<\/p>\n<p>De svenska bostadsk\u00f6pen i Spanien l\u00e5g dock p\u00e5 historiskt l\u00e5ga niv\u00e5er 2022, enligt Fredrik Kullman, vd p\u00e5 Bjurfors Utland.<\/p>\n<p>\u2013 \u00c4ven i Spanien brottas man med inflation och h\u00f6gre r\u00e4ntor men \u00e4nd\u00e5 har priserna fortsatt att stiga. En viktig f\u00f6rklaring \u00e4r den stora utl\u00e4ndska efterfr\u00e5gan. I Spanien \u00e4r det \u00f6ver 140 olika nationaliteter som k\u00f6per bost\u00e4der. Det g\u00f6r efterfr\u00e5gan mer konstant och mindre k\u00e4nslig f\u00f6r lokala eller regionala nedg\u00e5ngar i ekonomin. Under \u00e5rets f\u00f6rsta h\u00e4lft slogs det rekord i utl\u00e4ndska k\u00f6p i Spanien, s\u00e4ger Fredrik Kullman, vd Bjurfors Utland i ett pressmeddelande.<\/p>\n<p><strong>De spanska bostadspriserna<\/strong> har sedan de bottnade f\u00f6rsta kvartalet 2015 stigit 35,7 procent, men \u00e4r fortfarande ner 18,7 procent j\u00e4mf\u00f6rt med rekordniv\u00e5erna fr\u00e5n 2007. Fredrik Kullman f\u00f6rv\u00e4ntar sig att priserna forts\u00e4tter upp\u00e5t \u00e4ven 2023.<\/p>\n<p>\u2013 Min prognos \u00e4r svagt stigande priser det kommande \u00e5ret. Spanien \u00e4r fortfarande en av Europas mest underv\u00e4rderade bostadsmarknader och det finns en stark utl\u00e4ndsk investeringsvilja samtidigt som tillg\u00e5ngen p\u00e5 bost\u00e4der \u00e4r begr\u00e4nsad.<\/p>\n<p>Men \u00e4ven om de utl\u00e4ndska k\u00f6pen blev fler under 2022 s\u00e5 n\u00e5dde de svenska k\u00f6pen historiskt l\u00e5ga niv\u00e5er, enligt data fr\u00e5n inskrivningsmyndigheten Registradores. Tidigast efter sommaren tror Fredrik Kullman att den bilden kan f\u00f6r\u00e4ndras.<\/p>\n<p>\u2013 Den ekonomiska os\u00e4kerheten och stora nedg\u00e5ngen p\u00e5 svensk bostadsmarknad g\u00f6r att m\u00e5nga svenskar just nu v\u00e4ljer att avvakta. Vi tror att det kommer dr\u00f6ja ytterligare minst sex m\u00e5nader innan det tar fart igen, s\u00e4ger Fredrik Kullman.<\/p>\n<p>Samtidigt menar Fredrik Kullman att nu \u00e4r det \u00e4r b\u00e4sta l\u00e4get p\u00e5 l\u00e4nge att investera i Spanien \u2013 om man har pengarna.<\/p>\n<p>\u2013 Nu \u00e4r en v\u00e4ldigt bra tidpunkt att k\u00f6pa fastighet i Spanien. Turismen \u00e4r tillbaka p\u00e5 h\u00f6ga niv\u00e5er och det har slagit igenom p\u00e5 hyresmarknaden. Hyr du ut bostaden n\u00e4r du inte anv\u00e4nder den \u00e4r chansen att din investering ska bli kostnadsneutral eller till och med generera avkastning p\u00e5 kort sikt mycket god.<\/p>\n<p>Har man inte pengarna tycker Fredrik Kullman att man ska anv\u00e4nda tiden till att s\u00e4tta sig in i marknaden och etablera kontakter.<\/p>\n<p>\u2013 D\u00e5 \u00e4r du startklar n\u00e4r det v\u00e4l blir dags. Dessutom kan saker \u00e4ndra sig snabbt. Detta om n\u00e5got har vi l\u00e4rt oss de senaste 2-3 \u00e5ren, s\u00e4ger Fredrik Kullman.<\/p>\n<p><strong>Om vi tittar p\u00e5 andra popul\u00e4ra turistdestinationer<\/strong> som Italien och Frankrike s\u00e5 steg priserna \u00e4ven h\u00e4r under 2022, skriver <a href=\"https:\/\/www.svd.se\/a\/O864w1\/dyrare-bostader-i-flera-populara-resmal\">SvD\/TT.<\/a><\/p>\n<p>Enligt den franska inskrivningsmyndigheten Notaires de France var l\u00e4genheterna i Frankrike 4 procent dyrare under tredje kvartalet 2022, j\u00e4mf\u00f6rt med samma period \u00e5ret innan. De franska husen \u00f6kade under perioden med 8,6 procent i snitt i pris, j\u00e4mf\u00f6rt med 2021.<\/p>\n<p>Enligt Immobilarie, den italienska motsvarigheten till Hemnet, steg bostadspriserna i Italien med 1,8 procent 2022.<\/p>\n<p>Den italienska bostadsmarknaden har dock flera \u00e5r av prisras bakom sig.
