Fr\u00e5gan engagerar och det finns som alltid en massa \u00e5sikter och statistik.<\/p>\n<p>Eftersom vi jobbar med kunder fr\u00e5n m\u00e5nga olika l\u00e4nder s\u00e5 pratar jag ofta med olika typer av m\u00e4nniskor och m\u00e4rker att situationen i \u201dhemlandet\u201d ofta speglar sig i kundens egen uppfattning om marknadsl\u00e4get. N\u00e4r nya amorteringskrav dyker upp i Sverige s\u00e5 blir svenskarna mer f\u00f6rsiktiga, om pundet stiger blir britterna mer k\u00f6pben\u00e4gna och n\u00e4r oljepriset g\u00e5r upp blir norrm\u00e4nnen mer positiva. Det intressanta f\u00f6r oss som m\u00e4klare \u00e4r att det alltid finns intresserade k\u00f6pare inom Europa, men inte alltid fr\u00e5n samma l\u00e4nder.<\/p>\n<p>Men f\u00f6r tillf\u00e4llet \u00e4r det enkelt att svara p\u00e5 fr\u00e5gan: &#8211; Priserna g\u00e5r upp\u00e5t! B\u00e5de p\u00e5 nyproduktion &#8211; d\u00e4r man s\u00e4llan hinner bygga klart innan projekten \u00e4r sluts\u00e5lda &#8211; som p\u00e5 andrahands-bost\u00e4der.<\/p>\n<p>I Spanien som helhet s\u00e5ldes 532.726 bost\u00e4der under 2017 vilket \u00e4r en \u00f6kning p\u00e5 hela 15,6% sedan 2016. I Malaga provinsen s\u00e5ldes hela 27.645 bost\u00e4der i 2017, vilket \u00e4r fj\u00e4rde plats i Spanien efter Madrid, Barcelona och Alicante. Medelpriset f\u00f6r en bostad i hela Spanien var 2017 144.000 Euro, vilket ska j\u00e4mf\u00f6ras med bottenpriset fr\u00e5n 2014 som var 135.000 Euro. S\u00e5 upp\u00e5t pekar det! Men vi har fortfarande l\u00e5ngt kvar till 2008 \u00e5rs niv\u00e5 p\u00e5 188.000 Euro.<\/p>\n<p>N\u00e4r det g\u00e4ller nyproduktion s\u00e5 ligger Malaga-provinsen p\u00e5 andra plats vilket inneb\u00e4r att 10,6% av hela Spaniens nyproduktion byggs h\u00e4r just nu! Bara Madrid har fler nya projekt. Stora internationella fonder investerar gigantiska summor p\u00e5 Costa del Sol.<\/p>\n<p>Bankerna har sedan 2016 \u201d\u00f6ppnat kranen\u201d och finansierar g\u00e4rna, men \u00e4r noga med att kontrollera kundens ekonomi innan. Detta \u00e4r givetvis positivt f\u00f6r marknaden i l\u00e5nga loppet.<\/p>\n<p>Det b\u00f6rjar nu bli sv\u00e5rt att hitta bra l\u00e4genheter i de l\u00e4gre prisklasserna d\u00e4r det f\u00f6r tv\u00e5 \u00e5r sedan fanns en massa att v\u00e4lja p\u00e5. Samma g\u00e4ller f\u00f6r villor d\u00e4r det blir sv\u00e5rare och sv\u00e5rare att hitta n\u00e5got bra under 500.000 Euro. Det blir allt vanligare med pris\u00f6kningar \u00e4n med priss\u00e4nkningar.<\/p>\n<p>N\u00e4r det g\u00e4ller nyproduktion s\u00e5 kan man fortfarande f\u00e5 k\u00f6pt till bra priser om man \u00e4r med fr\u00e5n b\u00f6rjan \u2013 priserna stiger i takt med bygget och det r\u00f6r sig ofta om mer \u00e4n 20%.<\/p>\n<p>Om man vill investera s\u00e5 \u00e4r det just nu intressant att h\u00f6ra med sin m\u00e4klare n\u00e4r nya projekt lanseras. Eftersom bankerna ofta vill att 30-50% av projekten ska vara reserverade innan de finansierar s\u00e5 \u00e4r byggarna alltid intresserade av att snabbt s\u00e4lja de f\u00f6rsta 30% av projekten = rabatterade priser!<\/p>\n<p>P\u00e5 StartGroup har vi lanserat flera sp\u00e4nnande projekt under \u00e5ren. 2018 har vi tv\u00e5 nya exklusiva projekt att lansera, Magnolia Jardinana n\u00e4ra byn La Cala de Mijas och Fairways i La Cala Golf Resort.
