Enligt en ny rapport fr\u00e5n konsumentorganisationen tar flera av Spaniens fastighetsm\u00e4klare ut avgifter som inte ska betalas av hyresg\u00e4sten.\u00a0<\/strong><\/p>\n

Enligt en \u00e4ndring i den spanska lagen m\u00e5ste \u201calla kostnader f\u00f6r fastighetsf\u00f6rvaltning och f\u00f6r formalisering av kontrakt b\u00e4ras av hyresv\u00e4rden” n\u00e4r det g\u00e4ller l\u00e5ngtidskontrakt.\u00a0<\/span><\/p>\n

Tidigare g\u00e4llde detta bara n\u00e4r det var ett f\u00f6retag som hyrde ut bost\u00e4der men i fall d\u00e4r det var en privat hyresv\u00e4rd kunde kostnaderna delas upp mellan dem och hyresg\u00e4sten.\u00a0<\/span><\/p>\n

Nu varnar konsumentorganisationen Facua f\u00f6r att flera fastighetsm\u00e4klare fortfarande \u00e5l\u00e4gger hyresg\u00e4sterna utgifterna genom dolda avgifter. Detta har man funnit i en studie som unders\u00f6kte 114 olika fastighetsm\u00e4klare i 11 av landets provinshuvudst\u00e4der. D\u00e4ribland Madrid, Barcelona och Sevilla. Den visar att omkring 40 procent, n\u00e4rmare best\u00e4mt 47 av de som granskats, skriver in avgifter som exempelvis kan kallas ”kommission\u201d,”f\u00f6rvaltningsavgifter”, \u201cekonomisk solvensstudie” eller ibland bara \u201cavgift\u201d helt utan n\u00e4rmare f\u00f6rklaring.\u00a0\u00a0\u00a0<\/span><\/p>\n

I normala fall tar en fastighetsm\u00e4klare en m\u00e5nads hyra i betalning f\u00f6r sitt arbete \u00e4ven om Facua p\u00e5pekar att det finns de som tar en fast avgift eller 10 procent av \u00e5rshyran.\u00a0<\/span><\/p>\n

L\u00e4ser mer: R\u00e4ttigheter som hyresg\u00e4st<\/p>\n

Som ett resultat av denna unders\u00f6kning s\u00e4ger Facua att de kommer att g\u00f6ra flera anm\u00e4lningar mot bolag som nyligen beg\u00e5tt denna typ av \u00f6vertr\u00e4delser. Dessa tillkommer till 31 anm\u00e4lningar de gjorde i juni f\u00f6rra \u00e5ret.\u00a0<\/span><\/p>\n

Facua r\u00e5der den som just nu letar bostad och har f\u00e5tt dessa kostnader skickade till sig att be om en separat faktura f\u00f6r beloppet eller att g\u00f6ra en specifik bank\u00f6verf\u00f6ring f\u00f6r just denna betalning. Detta f\u00f6r att inte g\u00e5 miste om chansen att hitta en bostad p\u00e5 grund av att m\u00e4klaren vill ta ut f\u00f6rbjudna avgifter.\u00a0<\/span><\/p>\n

Efter att kontraktet sedan \u00e4r p\u00e5skrivet och man har flyttat in i bostaden ska man kontakta m\u00e4klaren och be om en \u00e5terbetalning. Om m\u00e4klaren v\u00e4grar s\u00e4ger Facua att man kan v\u00e4nda sig till dem s\u00e5 att de kan kr\u00e4va tillbaka pengarna \u00e5 deras v\u00e4gnar.\u00a0<\/span><\/p>\n

Om m\u00e4klaren fortfarande inte betalar tillbaka kan man ta dem till r\u00e4ttssalen. Eftersom dessa fall oftast r\u00f6r sig om mindre pengar \u00e4n 2 000 euro beh\u00f6vs oftast ingen formell juridisk representation i Spanien d\u00e5 det r\u00f6r sig om sm\u00e5fordringar.\u00a0<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
