Jag har varit l\u00e5nem\u00e4klare f\u00f6r 12 banker som mest \u00e5r 2005, och \u00e4r det i dagsl\u00e4get f\u00f6r fyra banker. Sedan den stora bankkrisen har ju m\u00e5nga banker blivit uppk\u00f6pta och tvingats till fusioner s\u00e5 nu finns det f\u00e4rre, men starkare banker. Det finns givetvis undantag f\u00f6r vissa banker som ger en l\u00e4gre eller h\u00f6gre bel\u00e5ningsgrad p\u00e5 vissa objekt, speciellt p\u00e5 bank\u00e5tertag. Det erbjuds nu l\u00e5n med b\u00e5de fast och r\u00f6rlig r\u00e4nta. Fast r\u00e4nta \u00e4r intressant nu n\u00e4r Euribor \u00e4r l\u00e5g, men kan ha extra upps\u00e4gningsavgifter.<\/p>\n<p>Det viktigaste att veta fr\u00e5n b\u00f6rjan \u00e4r att uppstartnings &#8211; kostnaderna f\u00f6r ett hypoteksl\u00e5n i Spanien \u00e4r h\u00f6gre \u00e4n i Skandinavien. Hypoteksl\u00e5n har en egen lagfart (escritura) som ska skrivas inf\u00f6r notarie och sedan registreras i fast &#8211; ighetsregistret, banken tar oftast en \u00f6ppningsavgift (oftast 1%), bostaden ska v\u00e4rderas (300-1500\u20ac) och man betalar ocks\u00e5 st\u00e4mpelskatt (1,5% AJD) p\u00e5 l\u00e5net. Tillsammans kostar det normalt mellan 2,8-3% av l\u00e5nesumman bara att starta upp l\u00e5net.<\/p>\n<p>En annan viktig sak \u00e4r att se p\u00e5 eventuella upps\u00e4gnings &#8211; avgifter och ha ocks\u00e5 i \u00e5tanke att n\u00e4r l\u00e5net \u00e4r avbetalat s\u00e5 m\u00e5ste man skriva en ny lagfart och registrera den i fastig &#8211; hetsregistret \u2013 annars st\u00e5r skulden kvar p\u00e5 egendomen \u00e4ven om den \u00e4r betald! Vi har ofta s\u00e4ljare som betalat av sina l\u00e5n f\u00f6r m\u00e5nga \u00e5r sen, men som aldrig avregistrerade dem. Det kan d\u00e5 bli ett riktigt detektivarbete f\u00f6r att f\u00e5 tag p\u00e5 r\u00e4tt per &#8211; son i banken som kan skriva p\u00e5 att ett l\u00e5n var avbetalad f\u00f6r 10 \u00e5r sen \u2013 speciellt om det \u00e4r en bank som blivit uppk\u00f6pt av en annan.<\/p>\n<p>Banken tar den spanska egendomen som s\u00e4kerhet, men \u00e4r givetvis bara intresserad av att ge l\u00e5n till en solid l\u00e5nta &#8211; gare. Normalt ska m\u00e5nadsbetalningen inte \u00f6verskrida 30% (ibland 35%) av den disponibla inkomsten. Det inneb\u00e4r att banken tittar p\u00e5 vad du har kvar p\u00e5 kontot efter skatt och andra l\u00e5n. S\u00e5 om du har 10 000 kronor i disponibel inkomst kan m\u00e5nadsbetalningen vara h\u00f6gst 3000 kronor. Vi r\u00e4knar d\u00e5 bakl\u00e4nges f\u00f6r att snabbt kunna se hur mycket banken kan l\u00e5na dig.<\/p>\n<p>Steg ett \u00e4r att skicka all din ekonomiska information till banken f\u00f6r godk\u00e4nnande. N\u00e4r bostaden \u00e4r funnen best\u00e4ller banken en oberoende bankv\u00e4rdering som tar ca en vecka. Om allt \u00e4r ok ger banken ett bindande l\u00e5nel\u00f6fte (oferta vin &#8211; culante) d\u00e4r alla villkor finns f\u00f6rklarade. Om du inte f\u00e5r det automatiskt av banken s\u00e5 be om det! Kunden har laglig r\u00e4tt att f\u00e5 l\u00e4sa escrituran f\u00f6r l\u00e5net hos notarien tre dagar innan l\u00e5net skrivs. Detta \u00e4r f\u00f6r att skydda l\u00e5ntagaren s\u00e5 att denne ska kunna g\u00e5 genom allt i lugn och ro. Tyv\u00e4rr slarvas det fortfarande med det och banker l\u00e4gger fram all dokumenta &#8211; tion samma dag som l\u00e5net ska skrivas.
