Ofta rekommenderas k\u00f6pare att anlita en advokat f\u00f6r att s\u00e4kerst\u00e4lla fastighetens legala status. Den slutliga rapporten fyller de krav som en bank st\u00e4ller p\u00e5 dokumentation innan ett objekt kan pants\u00e4ttas.<\/p>\n<p>Bel\u00e5ning<br \/>\nFastigheter som f\u00f6rmedlas av Haga Kapital \u00e4r p\u00e5 f\u00f6rhand godk\u00e4nda av spansk bank f\u00f6r bel\u00e5ning. Innan en spansk bank kan bevilja ett l\u00e5n med s\u00e4kerhet i fastigheten kr\u00e4vs en rapport om fastighetens legala status. Banken m\u00e5ste enligt lag anlita en licensierad oberoende tredje part f\u00f6r arbetet. \u00c4ven om man k\u00f6per fastigheten kontant \u00e4r det viktigt att s\u00e4kerst\u00e4lla att den kan bel\u00e5nas. Ca 9 av 10 fastigheter finansieras med l\u00e5n i Spanien. I det fall man k\u00f6per en fastighet som inte \u00e4r bel\u00e5ningsbar kan det bli sv\u00e5rt att s\u00e4lja den i framtiden. Bankens l\u00e5nevillkor fastst\u00e4lls efter individuella f\u00f6ruts\u00e4ttningar.<\/p>\n<p>Licencia de Primera Ocupacion o Utilizacion &#038; Certificado Final de Obra<br \/>\nInnan en fastighet byggs producerar en auktoriserad arkitekt ritningar och dokumenterar projektet. Dokumentationen bifogas ans\u00f6kan om bygglov. Om projektet uppfyller kraven beviljar kommunen bygglovet. N\u00e4r bygget \u00e4r klart g\u00f6r arkitekten en slutbesiktning och intygar att projektet (enligt arkitektens uppfattning) st\u00e4mmer med bygglovet. Bygglov och certifikat bifogas ans\u00f6kan om Licencia de Primera Ocupacion &#038; Utilizacion. Slutligen kontrollerar kommunen att fastigheten \u00e4r byggd enligt beviljat bygglov. Om allt st\u00e4mmer utf\u00e4rdar kommunen en licens f\u00f6r ibruktagande (Licencia de Primera Ocupacion &#038; Utilizacion).  I det fall verkligheten avviker fr\u00e5n beviljat bygglov, g\u00f6rs en utredning av vad som kr\u00e4vs f\u00f6r att regularisera och legalisera objektet. Det finns legala regimer som bland annat genom preskriptionstid m\u00f6jligg\u00f6r regularisering av svartbyggen.<\/p>\n<p>Certificado de No Expediente<br \/>\nCertifikatet intygar om kommunen har notifierad \u00e4garen om oegentligheter. Om detta \u00e4r fallet g\u00e4ller inte sedvanliga preskriptionstider, och det blir sv\u00e5rare att regularisera svartbygget.<\/p>\n<p>Godk\u00e4nnande av den elektriska anl\u00e4ggningen<br \/>\nHar det g\u00e5tt mer \u00e4n 10 \u00e5r sedan \u00e4garbyte av elkontraktet kr\u00e4ver elbolaget en \u00f6versyn av den elektriska anl\u00e4ggningen (Boletin).
