Det hanteras ofta av m\u00e4klaren. K\u00f6paren f\u00e5r en viss tid p\u00e5 sig att g\u00f6ra sina juridiska kontroller. D\u00e4refter tecknas ett privat k\u00f6peavtal och k\u00f6paren betalar en handpenning, normalt 10 %. Tilltr\u00e4de sker i samband med signering av det \u201dofficiella\u201d k\u00f6peavtalet inf\u00f6r notarius publicus och s\u00e4ljaren erh\u00e5ller resterande del av k\u00f6peskillingen. Avr\u00e4kning kan ocks\u00e5 g\u00f6ras mellan k\u00f6paren och s\u00e4ljaren av diverse l\u00f6pande avgifter och ev. skulder eller obetalda avgifter.<\/p>\n<h2><strong>Efter tilltr\u00e4de<\/strong><\/h2>\n<p>Efter notarieskrivningen m\u00e5ste s\u00e4ljaren deklarera vinst eller f\u00f6rlust i en kapitalvinstdeklaration som ska l\u00e4mnas in till myndigheten. \u00c4r du inte skriven i Spanien \u00e4r k\u00f6paren skyldig att av k\u00f6peskillingen h\u00e5lla inne 3 % av priset f\u00f6r att betala in till skattemyndigheten som en garanti f\u00f6r att s\u00e4ljaren deklarerar f\u00f6rs\u00e4ljningen. Har du g\u00e5tt med f\u00f6rlust beg\u00e4r du d\u00e5 \u00e5terbetalning fr\u00e5n skattemyndigheten och har du g\u00e5tt med h\u00f6gre vinst \u00e4n det belopp som betalats in i f\u00f6rskott f\u00e5r du betala in mellanskillnaden. I deklarationen har du r\u00e4tt att dra av f\u00f6r kostnaderna f\u00f6r ink\u00f6p av fastigheten och f\u00f6r f\u00f6rs\u00e4ljningen, s\u00e5som t.ex. advokatarvode, m\u00e4klarprovision, transferskatt, fastighetsregister och notarieavgift. Ev. f\u00f6rb\u00e4ttringsarbeten som gjorts i fastigheten under tiden du \u00e4gt den kan ocks\u00e5 dras av. Det \u00e4r d\u00e4rf\u00f6r viktigt att du i god tid skickar alla underlag till ditt ombud f\u00f6r att kunna ta upp de avdrag som du kan ha r\u00e4tt till.
