NIE-nummer.<\/p>\n<h2><strong>Reservationsavtal<\/strong><\/h2>\n<p>N\u00e4r k\u00f6paren och s\u00e4ljare \u00e4r \u00f6verens brukar parterna skriva p\u00e5 ett reservationsavtal och betala en reservationsavgift, vilket oftast g\u00f6rs till m\u00e4klaren. Fastigheten tas bort fr\u00e5n marknaden och k\u00f6paren f\u00e5r en viss tid p\u00e5 sig, normalt 2-3 veckor, att g\u00f6ra sina inledande kontroller.<\/p>\n<h2><strong>Juridiska kontroller <\/strong><\/h2>\n<p>K\u00f6parens ombud kontrollerar s\u00e4ljarens lagfart, att registrerade uppgifter st\u00e4mmer med den information som s\u00e4ljaren l\u00e4mnat, att alla tillst\u00e5nd \u00e4r i sin ordning, inga skulder eller belastningar finns p\u00e5 fastigheten, vilka regler som g\u00e4ller hos samf\u00e4llighetsf\u00f6reningen (Comunidad de Propietarios) m.m.<\/p>\n<p>Om du har f\u00f6r avsikt att ta ett hypoteksl\u00e5n \u00e4r det viktigt att planera i god tid och informera ditt ombud f\u00f6r att f\u00e5 fram alla handlingar som kr\u00e4vs. L\u00e5neprocessen kan ta ganska l\u00e5ng tid, det \u00e4r d\u00e4rf\u00f6r viktigt att ha tidsaspekten klar med din bank innan tilltr\u00e4desdag avtalas s\u00e5 att du vet att du hinner f\u00e5 allt klart med l\u00e5net i tid.<\/p>\n<h2><strong>Privat k\u00f6pekontrakt <\/strong><\/h2>\n<p>Privat k\u00f6peavtal tecknas mellan k\u00f6pare och s\u00e4ljare, ofta genom parternas juridiska ombud. K\u00f6per man en nyproducerad fastighet p\u00e5 ritning g\u00e4ller vissa s\u00e4rskilda best\u00e4mmelser med skydd f\u00f6r konsumenter och det \u00e4r s\u00e4rskilt viktigt att kontrollera att s\u00e4ljaren f\u00f6ljer dessa, har alla tillst\u00e5nd i ordning samt l\u00e4mnar fullgoda garantier f\u00f6r betalningar som g\u00f6rs under byggnationens g\u00e5ng.<\/p>\n<h2><strong>Tilltr\u00e4de och officiellt k\u00f6peavtal <\/strong><\/h2>\n<p>Tilltr\u00e4de sker i samband med signering av det \u201dofficiella\u201d k\u00f6peavtalet, <em>escritura de compraventa<\/em>, inf\u00f6r notarius publicus mot full betalning, normalt genom spansk bankcheck (postv\u00e4xel). B\u00e5de k\u00f6pare och s\u00e4ljare m\u00e5ste n\u00e4rvara personligen, eller genom att ha l\u00e4mnat fullmakt till sina ombud. I samband med notariebes\u00f6ket f\u00e5r du nycklarna till fastigheten.<\/p>\n<p>Om du ska ha hypoteksl\u00e5n, m\u00e5ste det tecknas samtidigt som k\u00f6pet hos notarius publicus.<\/p>\n<h2><strong>Registrering <\/strong><\/h2>\n<p>Notariehandlingen ligger till grund f\u00f6r registrering av lagfart. I samband med registreringen i fastighetsregistret m\u00e5ste man betala alla lagfartskostnader. Ditt ombud hj\u00e4lper dig vanligtvis att registrera k\u00f6pet, teckna avtal f\u00f6r el och vatten, samf\u00e4llighetsf\u00f6reningen, l\u00e4gga kommunala skatter med autogiro osv. Normalt tar hela registreringsprocessen ca 2-3 m\u00e5nader.<\/p>\n<h2><strong>Kostnader <\/strong><\/h2>\n<p>Omkostnader och skatter beror p\u00e5 vart fastigheten \u00e4r bel\u00e4gen, men i Andalusien g\u00e4ller f\u00f6ljande:<\/p>\n<p>Begagnade bost\u00e4der: Transferskatt 7 % p\u00e5 k\u00f6peskillingen.<\/p>\n<p>Nyproducerade bost\u00e4der: Moms 10 % + st\u00e4mpelskatt 1,2 %<\/p>\n<p>Avgift till notarien och fastighetsregistret<\/p>\n<p>Arvode till ditt juridiska ombud<\/p>\n<p>I runda tal kan man r\u00e4kna med totala omkostnader p\u00e5 ca 10-13 % p\u00e5 k\u00f6peskillingen.<\/p>\n<p>Ett gott r\u00e5d \u00e4r att anlita en v\u00e4lrenommerad byr\u00e5 med kunskaper i spansk fastighetsr\u00e4tt innan ni skriver p\u00e5 n\u00e5got avtal eller betalar n\u00e5gon handpenning.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Att k\u00f6pa en fastighet eller l\u00e4genhet i Spanien skiljer sig fr\u00e5n ett k\u00f6p i Sverige.
