Och uppgifterna fr\u00e5n \u00e5rets f\u00f6rsta kvartal visar att trenden h\u00e5ller i sig. Det g\u00e4ller framf\u00f6rallt i huvudstaden M\u00e1laga.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Den \u00e5rliga \u00f6kningen under \u00e5rets tre f\u00f6rsta m\u00e5nader j\u00e4mf\u00f6rt med samma period i ifjol inneb\u00e4r att M\u00e1laga \u00e4r den provinshuvudstad d\u00e4r priserna \u00f6kat n\u00e4st mest per kvadratmeter i landet. \u00d6kningen ligger p\u00e5 16,1 procent och bara Madrid har en st\u00f6rre med 17,9. Det nationella snittet ligger p\u00e5 10,3 procent.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Detta inneb\u00e4r att en kvadratmeter i en bostad i M\u00e1laga kostar 2 757 euro vilket \u00e4r n\u00e4stan 1 000 euro mer \u00e4n det nationella genomsnittet. D\u00e4rmed \u00e4r M\u00e1laga den femte dyraste provinshuvudstaden n\u00e4r det g\u00e4ller bost\u00e4der i Spanien bakom San Sebastian (4 455 euro), Madrid (3 971), Barcelona (3 842) och Palma de Mallorca (3 085).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Om man ser till hela provinserna s\u00e5 \u00e4r M\u00e1laga den p\u00e5 fastlandet d\u00e4r priserna har \u00f6kat mest de senaste 12 m\u00e5naderna. \u00d6kningen p\u00e5 12,3 procent inneb\u00e4r att en kvadratmeter i genomsnitt kostar 2 709 euro. Bara Santa Cruz de Tenerife \u00f6kade mer med 12,9 procent. P\u00e5 tredje plats hittar vi Madrid (+11,4 procent) f\u00f6ljt av Valencia (+11,3), Alicante (+11,2), Murcia (+10,8) och Las Palmas (+10).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Den motsatta trenden noterades i Orense (-3,3 procent), Badajoz (-2,4), C\u00f3rdoba (-2), Burgos (-1,4), Ciudad Real (-1) och <\/span><span style=\"font-weight: 400;\">Le\u00f3n<\/span><span style=\"font-weight: 400;\"> (-0,8).<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Fj\u00e4rde dyraste provinsen<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">I och med detta \u00e4r M\u00e1laga landets fj\u00e4rde dyraste provins f\u00f6r att k\u00f6pa en bostad. P\u00e5 f\u00f6rsta plats ligger Balearerna (3 140 euro per kvadratmeter), p\u00e5 andra <\/span><span style=\"font-weight: 400;\">Guip\u00fazcoa (3 031) och p\u00e5 tredje Madrid (2 835). Bakom M\u00e1laga kommer Vizcaya (2 475) och Barcelona (2 083). Dessa sex provinser \u00e4r de som har ett genomsnittspris p\u00e5 mer \u00e4n 2000 euro per kvadratmeter. P\u00e5 andra sidan spektrat hittar vi 14 provinser med ett genomsnittspris p\u00e5 mindre \u00e4n 1000 euro. De allra billigaste \u00e4r Ciudad Real (647 euro), Cuenca (763), Ja\u00e9n (819), Teruel (857 och Badajoz (867).\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ser man bara till \u00e5rets f\u00f6rsta kvartal har priserna i M\u00e1lagaprovinsen \u00f6kat med 3,06 procent. Regionaldirekt\u00f6ren f\u00f6r Andalusien och Extremadura p\u00e5 bostadsv\u00e4rderingsf\u00f6retaget Gesvalt, Gregorio Abril, tror att utvecklingen kommer att h\u00e5lla i sig. \u201cM\u00e1laga kommer att forts\u00e4tta vara en av storspelarna p\u00e5 fastighetsmarknaden i Andalusien\u201d, s\u00e4ger han. Enligt f\u00f6retagets uppgifter tyder ingenting p\u00e5 att trenden skulle avta p\u00e5 kort sikt d\u00e5 efterfr\u00e5gan i regionen, speciellt l\u00e4ngs med kusten, h\u00e5ller i sig och \u00e4r stark. Abril tror att det stora intresset i kombination med bristen p\u00e5 tillg\u00e5ng kommer att vara ett av de viktigaste problemen f\u00f6r regionen att ta itu med.\u00a0<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Hyresbost\u00e4der<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">P\u00e5 hyresmarknaden finns det d\u00e4remot tecken p\u00e5 en viss moderering efter de senaste \u00e5rens chock\u00f6kning. 2023 och 2024 \u00f6kade hyrespriserna med mer \u00e4n en bra bit \u00f6ver 10 procent (16 respektive 13,5)\u00a0 men den \u00e5rliga \u00f6kningen fr\u00e5n januari till mars 2025 har fallit och ligger p\u00e5 9,8.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">M\u00e1laga \u00e4r den femte dyraste provinshuvudstaden att hyra en bostad i, efter Barcelona, Madrid, San Sebastian och Palma de Mallorca.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ser man till hela provinsen ligger \u00f6kningen kvar \u00f6ver 10 procent, mer best\u00e4mt 10,1, och priset ligger nu p\u00e5 15,76 euro per kvadratmeter i m\u00e5naden. I hela Andalusien var samma siffror +9,4 procent respektive 10,41 euro.
